Having your own home built. The Process

You may think having your own home built is a daunting stressful lengthy process but you would be wrong, our ICF or Thermocellit bock eco build systems are probably easier, far more enjoyable and definitely a better financial proposition than buying a resale. We have an in house architect to help with initial design ideas free of charge, our ICF modern bespoke villas can be constructed in less time than it takes to complete on a resale.

We have had several designs sent us using google sketch up and it is a perfect way to show us and the architect what you wish to achieve. Its also good fun.

The simple process is undertaken in a couple of stages and the first stage is to choose the design and size of the villa, the layout of the rooms, windows, swimming pool, terraces etc, at this stage you do not need to know what colour tiles, kitchen or bathroom suites you would like. Once the design is agreed upon and the project is submitted to the town hall, well That's it!! Everything else is taken care of by us you have absolutely nothing else to worry about. The only thing left for you to do is accompany us to choose your tiles, kitchen and bathroom units, internal fixtures and fittings etc.

We accompany all our clients every step of the way, Lawyers meetings, architects meetings, notary appointments and of course shopping! If you are not living in Spain during construction, we even send photos and videos on a weekly basis of the progress via your own personal web page within our site enabling you and your family to keep up with progress every step of the way. No other company does as much for their clients.

ACTUAL VILLA CONSTRUCTION
Walls to be constructed of an ICF system using 150mm solid reinforced concrete and  Poly extruded foam, 50mm internal and 75mm external giving 125mm of pure thermal and noise insulating qualities second to none, using the best quality high dense extruded polystyrene (XPS) that is more thermally effective than expanded (EPS). Using XPS gives the product greater robustness to withstand the pressures of the concrete within the form work.
XPS is

  • CFC (Chlorofluorocarbons) & HCFC (Hydrochloro-fluorocarbons) free
  • Does not contribute to the depletion of the ‘Ozone Layer’ (ODP)
  • Has a Global Warming Potential (GWP) of less than 5
  • 100% recyclable
  • Does not promote condensation within the home thus eliminating fungi & bacteria, helping sufferers with asthma and other allergies

WALL COATINGS

Exterior walls will be rendered to a smooth finish with Mona Capa.

Interior walls and ceiling will be rendered to a smooth finish with plaster projected by machine.

Special care will be taken on edges and joints to carpentry.

FLOOR AND WALL TILING

Floor and skirting tiles will be of “gres” ceramic stoneware, to be chosen by the client from a wide variety within the price range of 15 €/m 2 . Kitchen and bathrooms walls will be tiled up to the ceiling, or to a lower height -depending on the client´s preference using tiles within the price range of 15 €/m 2

INTERIOR AND EXTERIOR CARPENTRY

The standard choice of material for these items is either, White Aluminium  or UPVC . Double glazing.  Curved windows and doors have an over cost. A choice of colours is available with an overcost.

Kitchen to have sliding windows.

All windows that lead on to the villa´s exterior will have security glass (6+6 mm.)

All bedrooms will have fitted Persiana and mosquito blinds. Any extra required will be an overcost.

Internal doors will be in plane solid doors in a choice of colours.

All bedrooms will have built-in wardrobes with an overhead storage cupboard, made in the same style as the doors.

All internal woodwork will be fitted with stainless steel/brushed steel handles.

The main entrance to the house will consist of a white aluminium door with side panel and three point security lock.
ELECTRICITY

All the electrical installation will be wall-fitted in a protective semi-rigid PVC sheath. The service box will have a main trip-switch, individual trip-switches for each phase plus a main automatic circuit breaker.

A 220 V single phase current with 5.5 KW will be installed as standard. This installation is also prepared for a future increase in power, if necessary.

All sockets and switches will be in the top quality range by SIMON.

A standard amount of power points will be provided for internally as well as on the exterior; these will be indicated in the architect´s project. The client may modify the location of these power points and indicate on the plan there new positioning. Extra points will be charged at an additional cost of 40 € /unit.

Two plug-in sockets for TV as well as for the telephone, shall be provided for, and usually situated in the lounge and main bedroom. Extra points will be charged at an additional cost of 40 € /unit.

The wiring and installation will be according to the current rules and regulations, to which should be added the necessary permits from the Ministry of Industry.

PLUMBING

The installation will be embedded in the walls and floors, with latest PVC piping.

For gardening purposes, two exterior taps will be fitted to the outside of the Villa

All bathroom fittings will be white and manufactured by ROCA , to be chosen by the client from the model range “DAMA” or “ VICTORIA ”.

The bath shall be model “CONTESA” and the shower tray will be the standard ceramic of 80 x 80 or if the shower be a walk-in type the tray will be finished with mosaic tiles.

Taps to be placed in bathrooms as well as kitchen will be ROCA‘s top quality “MONODIN” model, chromed single-lever taps.

Changes in style will be an overcost.

Bathroom vanity units, shower doors and mirrors are not included, but can be supplied and installed as an extra cost.

An automatic gas-fired system water heater by VAILLANT or similar brand, shall be installed as standard. It shall have a 10 lit re capacity.

Pre-installation for central heating will be provided for as standard. This shall be embedded in the walls, with only the radiator pipe connections visible.

Should central heating be requested to be completed and a boiler installed, this will replace the water heater.

The pre-installation as well as the complete central heating installation shall be dealt with by an authorised gas installation company. The gas contract will be between the client and the gas supplying company.

KITCHEN

The project will include an appendix showing the standard kitchen design. This will include lower-kitchen units, complete with all fittings, drawers and interior shelving, together with a double-edged granite work top. The colour and style of the kitchen cabinets and granite work top will be chosen from the wide standard selection available to the client.

Also included will be a stainless steel twin-sink (2 sinks or 1 sink +1 draining board) made by ROCA; cooker hood, complete with extractor fan; an electric or gas hob and an electric oven by BALAY.

Connections will be provided, for washing-machine, dishwasher and fridge.

The kitchen furniture and accessories may be changed to suit the client´s needs. Any increase on the standard design shall be included as an extra.

PAINTWORK

A top quality insulating and waterproof plastic paint will be used on all interior and exterior walls. The standard colour shall be matt white, for all the interior as well as the exterior, including eaves, ceilings and wardrobe interiors.

The client may opt for a different colour, to be chosen from a wide variety, which will be included as an extra. Different wall finishes are available, stone, metal, slate, Tosca or timber

DRAINAGE SYSTEM

The drainage system will employ PVC pipes which will discharge into a septic tank situated on the plot. Should the plot belong to an urbanized area, the necessary works to connect to the main sewerage system, shall be effected.
MISCELLANEOUS

• The railings on covered and open terraces will be of black or white wrought-iron handrails. Brushed steel, chrome and aluminium contemporary balustrade is available upon request.

CLEANING OF WORKSITE AND PLOT

The villa shall be cleaned previous to the handing over of the keys, all building waste being removed, bathroom fittings and tiles free of paint, etc., ready for immediate occupation.

Within reasonable boundaries, the plot will also be delivered free from building rubble and surplus materials.

Should there be trees on the plot, only the ones that are located just where the villa will be situated, will be removed.


SWIMMING POOL

Alternative ECO construction method of ICF available upon request
 
• Excavation on normal land, at ground level and on flat terrain.

• Shape to be chosen between kidney or rectangular.

• Foundations, double walls, block and beamed for pool base structure.

• Gunitado of pool base and walls, and reinforced with a double 5mm. rod-mesh structure.

• Pool crowning of 60 cm width, with artificial or natural stone.

• 2,3 x 2,3 cm coloured mosaic with a top decorative border, to be chosen by the client from a varied selection.

• 1 Underwater light.

• Installation of a small chest-deposit where the pump and automatic clock/timer will be housed.

• Up to 25 m. plumbing and electrical installation.

• Roman steps, position to be decide by the client.

• Complete filtering system, comprised of:

• Plastic-resin sand filter, model CANTABRIC by Astral.

• 1 Hp electric automatic pump, model VICTORIA by Astral.

• Complete cleaning kit comprised of:

• Reinforced aluminium telescopic rod.

• 12 m-long floating hose.

• Leaf scoop.

• Metal brush.

• Pool floor cleaning attachment.

• Chlorine and PH analyser kit


Excavation on very rocky ground and/or pool elevation due to the client´s requirements or land-plot unevenness, will incur in an increase of the cost.

Traditional eco block Build specifications

Build specifications.

The following build qualities are what we use as basic installation. Obviously all the following specs are upgradable to suite your requirements. Any of our eco friendly build systems are built to a high standard and we are here to help you every step of the way from the design process through to completion. The following specs are outlining the sanitation and internal fixtures fittings and finish of the property only. For our construction specifications please see our eco build systems pages.

Basic memory of qualities and quantities.

Hot water:
Domestic water. Is run in copper tubing. Hot water pipes are
insulated with “Armour flex or similar. Plus Solar hot water system.

Central heating:
Pre-Instalation for Central heating .
Combination Boiler for the central heating and domestic hot water is from either “Junkers or Valiant” electronic ignition. The hot water is “on demand”.

Wastes are in p v c. On/off taps are provided at each sink, toilet and bidet. General on/off tap is normally under the kitchen sink. Baths and showers are connected directly.

Two exterior watering taps are as standard.

Sanitary ware and taps:
W/C´s are normally Roca model Dama or Meridian or similar. The colour is white.
Other models are available at and over/under cost.

Taps are from Buades. Normally model “Rover”.

Baths are from Roca normally model “Goleta”. Colour white and include interior chromed grab handles.

Hand basins. Are from Roca.  As standard in the main bathroom. Bathroom furniture, mirrors and shower doors are not included but can be supplied and installed if required.

Shower trays are in white porcelain either 80x80 or 90x90.
Walk in shower trays will be in tiles.

Exterior doors and windows:
The standard choice of material for these items is either, White Aluminium  or UPVC . Double glazing.  Curved windows and doors have an over cost. Window sills are in pre-cast concrete, painted.
(Persianas and Mosquito blinds in all bedrooms only)

Interior doors and wardrobes:
Are in solid  wood. Normally sealed and waxed or lacquered finished. Specialist effects can be added at an over cost. Door furniture is brass plated.
Wardrobes. Finished doors in solid wood.

Electrical installation:
The Architect initially provides a lighting and power point plan this is used as the basis for the number of outlets in the house. You have complete freedom to change this distribution. An over cost is applied if you greatly exceed the number of outlets.
Three telephone and three TV outlets are installed as standard.

All circuits have circuit breaker protection. Plugs and sockets are model Ibiza. Light fittings are not supplied.

Internal plaster:
All walls that are not tiled are plastered with a smooth finish as standard.

Tiling:
Walls. The kitchen, bathrooms and w/c are tiled from floor to ceiling as standard.
2 rows of decorative tiles (cenefas) are included. Unlimited choice of tiles. Costs as per costing list. In rooms with tiled walls there are no skirting tiles.
All other floors are fully tiled with matching skirting.

Kitchen:
For costing purposes our standard model is lacquered white DMF with national granite work surfaces.

Painting:
Exterior. Rendered and painted or Mona Capa render, Choice of colours
Interior. Choice of colours (there is an over cost if each room has got a different colour).

Connection of services:

Electricity:
We will provide a “provisional” supply until such a time as the house has been declared in the Land Registry. The actual contract is between the owners and the electricity company.
Obviously assistance is given in applying for the contract. Final connection costs and contracts are the responsibility of the owner.

Water:
Definitive water is connected at the time of handing over the keys. (where possible) The actual contract is between the owner and the water company.

Gas:
This is all dealt with by ourselves and the central heating supplier.
The actual contract is between the owner and the gas supply company.

Time scale and fixed prices.

All prices quoted are intended for work to commence within a three month period from the date on the contract. From our (The construction company’s) point of view there will be no further price Increases unless items are changed or added by the client. Any extras are to be agreed at the time and the amount to be confirmed in writing. The sizes and dimensions are as detailed in the Approved (visado) copy of the Architects drawings. (Copy to be supplied).

Generally the construction period is over a 3 to 5 month period.
The exact completion date for the handing over of the keys is to be mutually agreed two months after commencing work.
In the event of a disagreement between the promoter and the constructor relating to the cosmetic finishing of the house. The supervising Architect and Technical Architect will act as arbitrators.

Payment schedule:
Before construction work commences we require 10% on signing the construction contract, This is used towards architects fees, soil tests and various legal fees required prior to commencing work. Then there are normally three stage payments of 30%, 30% and 20% leaving a balance of 10% on handing over of keys.

The payment schedule is very flexible and we normally arrange this around the clients circumstances.

In the event of bank finance. They will require to see the Architects Visado Project, The building licence paid. And the contracts/insurance for the new quality control laws all signed and paid up.

All payments are subject to Spanish Vat (I.V.A). On new construction which is currently 7%.

Prices are quoted in Euros.

All transfer costs are the responsibility of the transferee.

General:
On completion of the villa we are obligated to supply all quality control books and certificates, The “Final de Obra” certificates from the Architect and Technical Architect.
The installation certificates for the correct installation of the electricity, water and gas.
The cost of registering the Villa on the plot is the responsibility of the owner.
The final legal work is to obtain from the Town Hall the “Certificado de Cedula de Habitation. We will supply addresses of people who specialise in this. And obviously assist with the liaising. The cost for the Cedula is not included in the price.

Not included in the price are Notary and Registry fees.
